Once again the house located at 21 9th AVE SE in Aberdeen, South Dakota is for sale. I can’t decide if the title for this article should be, “You Would Have to be Retarded to Buy this House”, or “If You Like RAPISTS, You Will LOVE this House.”
You would have to be retarded to buy this house …
… because it is 115 years old and overpriced by at least $20,000.00. In fact, the owner, Amanda Collins, blatantly lied on the disclosure forms.
Checking the NO box on this line was a complete and total lie. Not only does she know that the property has drainage problems she also knows that the basement is prone to flooding. The home has a new furnace and water heater because the basement flooded before she bought the home. Why did she feel it necessary to lie on the disclosure?
Again, another total lie. In the west bedroom the wood floors are totally discolored under the window because of water leakage. She refinished these floors so why would you neglect to disclose this on the form? The wall under the double window in the living room has had the plaster break loose from the wall because of water coming in through the windows. Again, why would someone who knows this lie about it?
The roof was replaced in 2009, but the work was done by an unlicensed contractor and a final inspection was never performed. Amanda Collins does not “know of any roof leakage” because she has never checked in the attic to see if the roof leaks.
It is amazing that one person would want to dump a worthless house so bad as to lie about so much. Bumble bees get into the house every spring. If you live on the main floor you will get stung at least once a year. Mice invade in the winter. Would you like to know why the northwest top section of the house never got painted? Swarms of bees nesting in the attic and eves. Amanda knows this and chooses to “forget”.
She knows very well that no permits were obtained for the renovation of the main floor bath. Ask her is she can produce a single cancelled check written to a licensed contractor. The work bathroom was done by her ex-husband and his friends. The work is not up to code. No moisture barrier or cement board underlayment was used. The old moldy rotted material was simply covered up by drywall and tile. The idea was that she knew that she would not own the property long enough to be concerned about doing it the right way. Do it fast, cheap and dirty and let the next owner deal with the real problems. That is how she does everything. Google “401 4th Avenue West Mobridge, SD 57601” to get a better picture of the mentality of Amanda Collins.

Look very closely. This is black mold that was not removed. It was simply covered with sheet rock and tile.

The broken floor joist required an elaborate slanted sub floor to be built to correct the 3.73 inch difference in floor height across an 8 foot room.

The bathroom actually "LOOKS" very nice and Amanda Collins lists it as one of the improvements to the property. Hopefully now that you have seen the ugly truth hiding behind the walls you will know that it is more of a liability.
Of all of the items that Amanda Collins neglected (or elected) to omit from the disclosure the most important are:
Wiring – the kitchen circuit is insufficient to support more than one appliance at a time. It is also on the same circuit as the bathroom. This means that if you have a toaster on at the same time you are running a hair dryer you will overload the wiring and blow a breaker.
Plumbing – the water pressure is insufficient to support two bathrooms. If the tenants in one apartment are showering those in the other must wait because there will not be enough water for two showers. Prior to the basement flooding, there were two water heaters. To cut back on cost and to reduce the monthly gas bill, only one water heater was replaced. This means that two families share a single water heater. If the upstairs tenants shower and do laundry at 7:00 am, the downstairs tenants will take cold showers, if showers at all.
Structure – there is a broken floor joist that runs the length of the main floor. It was never repaired. It is supported with a metal beam jack and each year the floor sinks more and more. If you look in the southeast corner of the main floor bath you will see that the tile floor has separated from the wall by about a quarter of an inch in the past year. The basement walls are heaving and crumbling as well.
Insulation – none of the windows seal. In the winter so much air leaks in that you are actually see the curtains moving. This is not a big deal if you are a renter because the property owner pays the heat bills, but if you are paying these bills, be ready for $700 and $800 monthly winter bills. If you are renting, you will not enjoy the summers. There is no air conditioning in this building. You will not only be responsible for buying your own air conditioners, but you will also be responsible for paying the bills. Again, because of the layout of the upstairs, you will need to have at least 3 units and you will enjoy $300 and $400 monthly bills just to keep it cool enough to live.
